Senior Project Manager

Reporting to the Construction Operations Manager, the Senior Project Manager will be responsible for the overall construction of industrial projects assigned and provides guidance to project staff and is responsible for the smooth functioning of day to day operations by influencing, developing and implementing agreed upon project plans ensuring that projects are completed on time and within budget.

RESPONSIBILITIES:

  • Lead the planning and implementation of assigned projects
  • Responsible for the overall project performance including schedule, budget, quality, and safety
  • Maintain excellent relationships with clients, consultants, subcontractors, site staff and internal project team
  • Review the project plans and specifications and comment on the building design, scheduling, possible cost savings measures, and potential construction problems
  • Prepare and obtain Building Permits by coordinating drawings and information required for the application and approval process and assist in obtaining all other municipal permits
  • Prepare and issue the project tender packages, including scopes of work customized for the specific project
  • Review quotations and provide bid analysis and recommendations for approval
  • Award the subcontracts and supplier contracts and provide subcontracts and purchase orders for execution
  • Develop a schedule for project completion that effectively allocates the resources to the activities and provide updates to all stakeholders
  • Provide timely and effective project reporting including monthly project status reports, cost forecasting, cash flows, schedule updates, safety, and quality updates and issues
  • Provide direction and support to project coordinators that include mentoring, coaching, supervising and assessing performances
  • Initiate and control a request for information process for all project issues and inquiries
  • Responsible for obtaining project-specific insurance and for confirming the required subcontractor insurance is in place and up to date
  • Set up files to ensure that all project information is appropriately documented and secured
  • Understand and enforce contractual responsibilities, contract documents and provide dispute resolution
  • Handle all change orders including tracking, negotiating, processing and assessing cost and schedule impacts
  • Prepare/verify and monitor progress billings from subcontractors and suppliers including confirming final holdbacks
  • Monitor the progress of the project and adjust as necessary to ensure the successful completion of the project
  • Review the quality of the work completed with the project team regularly to ensure that the work meets the specifications
  • Monitor site safety and ensure compliance with the requirements of the Occupational Health and Safety Act
  • Ensure that all required inspections are performed and obtain the occupancy permits necessary for the project
  • Oversee project closeout and evaluate the outcomes of the project as established during the planning phase and provide a final report on the lessons learned

 QUALIFICATIONS:

  • Post-secondary education in Construction Management or a related field, or equivalent experience
  • Minimum of 9 years of experience in the construction field, preferably on industrial construction projects
  • Experience with large complex projects up to $40M
  • Demonstrate the ability to effectively manage, timelines and budgets to ensure delivery of project objectives
  • Previous experience in developing detailed project plans using project management tools and methodologies
  • A track record of building successful teams, effectively motivating people and maintaining effective relationships with the Leadership Team, clients, & consultants
  • Strong planning and execution skills
  • Superior analytic, problem-solving and judgment skills
  • Demonstrate the ability to effectively communicate ideas and actions to those at all levels of the organization
  • Experience with process redesign, process mapping, and documentation
  • Ability to thrive in a fast-paced, challenging and continuously changing the work environment
  • Strong computer skills (Word, Excel, PowerPoint, Outlook); MS Project
