A fantastic opportunity to join a large, global retail brand as they look to hire a SENIOR FINANCIAL ANALYST (Real Estate) to join their growing team. This is a truly unique company whose beautiful North America headquarters are based here in Vancouver.

The Senior Financial Analyst will be a key business partner, directly supporting the Head of Real Estate. The Senior Financial Analyst will be responsible for maintaining real estate performance analytics to promote forward-looking business insight and data-driven decision making.

The analysis and reporting you provide will centre around new initiatives, lease negotiations/analysis and looking at supporting projects focused on market expansion/new territories. Due to this, the client is looking for someone with property, real estate and leasing support experience.


•Act as a key strategic business partner to the Property stream, modeling pro-forma P&Ls for new store openings, pop-up stores, renovations, and relocations

•Support the planning and implementation of property projects including project assessment, return on investment calculations, and cash flow analysis

•Prepare presentations for senior level audiences on new location assessments, existing portfolio recommendations, monthly real estate meetings and quarterly business reviews

•Create and monitor a system of controls to ensure company has a clear understanding of capital spend and that cost control measures are in place

•Lead budgeting, forecasting and variance analysis of S&A property spend against budget and forecast

•Own occupancy and depreciation forecasts for stores, collaborating closely with the Retail FP&A team

•Measure and monitor Property stream performance KPIs for monthly and quarterly bonus calculations if needed

•Develop strong relationships with design, woodshop and construction teams and develop better financial acumen within those teams around capital spend

•Assist stakeholders to accurately interpret both financial and non-financial information

•Conduct annual impairment reviews of fixed assets

•Design and develop new and ad-hoc reports and dashboards as required

•Support Retail stream with ad-hoc projects as necessary

•Project-specific assistance and other and decision support analysis as required


•Bachelor's degree in a related field plus 5+ years of FP&A or reporting experience (CPA, CFA or MBA is preferred)

•Must be a self-started who is able to take initiative and the ability to work in a fast-paced environment

•Strong analytical, modelling, and presentation skills plus knowledge of financial statements and their key drivers

•Exceptional communication skills both written, and oral

•Advanced experience and proficiency with MS Excel, including pivot tables and complex logic-based formulas

•Real Estate Experience preferred - used lease administration / market analysis software

•Experience and proficiency with business intelligence and dashboarding tools such as Microsoft PowerBI

•Knowledge of Microsoft Dynamics AX and/or Prophix is beneficial
